Year 15 Stories (Recorded Webinar)

Year 15 can present challenges to even the most seasoned affordable housing veterans. The refinancing process is complex and every project approaches Year 15 with a unique set of circumstances. In this webinar, CHAM spoke to affordable housing developers and others who have been through the Year 15 refinancing process many times about what they have learned along the way.

Speakers Brian Hsu, Partner, Goldstein Hall LLP; Maxine Person, CFO, Jacksonville Housing Authority; and Celia Smoot, LISC Director of Housing; along with moderator Lisa Deller, National Equity Fund VP of Asset Management, discussed the importance of Year 15 and included detailed information about how refinancing and property purchases work.

Hsu, Person and Smoot presented different options for properties nearing the end of their tax credit compliance periods, including sale or preservation as affordable housing. They discussed details including how to create a project plan, necessary documents, and assessing the physical and financial health of the properties. Along the way, they shared stories about what worked and what didn’t in their own experiences with Year 15 properties.
